【10】Title: Project Manager (Real estate development)

Location: Bay Area

Job Description:

Eastridge Pacific Holdings, a leading independent real estate investment and development firm focus on residential, office and senior housing properties in Bay Area and Hawaii, has an opportunity for a Project Manager to join our team in our East Bay office. The Project Manager must be creative and enjoy working within a small, entrepreneurial environment that is mission-driven and results-driven. The candidate will manage Capital Funded projects from initial assignment of the project through project close-out (post-construction) to ensure effective and efficient delivery of quality designs by independently planning and implementing processes in a manner that produces successful capital projects. Candidates must have strong written and verbal communication, administrative, and organizational skills, and the ability to maintain a realistic balance among multiple priorities. A predisposition towards teamwork and personal responsibility will be critical to a candidate’s success. 

Responsibilities will include, but not be limited to, the following:

 Assisting with project management and preconstruction, and in some cases, concurrent projects. 

 Negotiates, drafts, issues and approves payments for outside Professional fees and Work Orders for all assigned projects within value established by internal policies.

 Facilitates constant communication between the Pre-Construction cost estimator and the Project Team (Design Manager, Quality Assurance and Technical Reviewers, Client Agency, and outside Professional), including regular meetings, throughout the pre-construction phase. Ensures that every assigned project remains within budget, identifying and resolving any issues prior to approval of the design advancing to the next submission stage or releasing the project to bid.

 Facilitates constant communication between the Pre-Construction Scheduler and the Project Team, including regular conferences and meetings, throughout the pre-construction phase to ensure that client agency expectations for project duration and completion are identified, discussed and evaluated to ensure realistic expectations based upon project scope. Regular conferences and meetings will be conducted to ensure that any issues are identified and resolved prior to approval of the design advancing to the next submission stage.

 Assist with communication with both internal and external customers to ensure that project goals, cost, schedule, and quality are achieved. 

 Perform other duties as assigned by Manager. 

Requirements:

• Experience in Construction or design-build and construction projects management experience desired.

• Experience in management and coordination of contracts, ability to manage and direct Subcontractors and General Contractors, and maintain relationships.

• Possess strong initiative and effective organizational skills.

• Attention to detail, and ability to multitask and prioritize workload.

• Ability to establish and maintain rapport and interact with various levels of professionals.

• Demonstrated experience working with MS Office Suite to include Word, Excel, and Outlook. Experience using MS Project strongly desired.

• Excellent written and verbal communication skills.

• Willing to travel to other markets as needed to assist with projects.

Key Responsibilities

 Prioritizes conflicting needs; handles matters expeditiously, proactively, and follows-through on projects to successful completion, often with deadline pressures.

Qualification

 Strong organizational skills that reflect ability to perform and prioritize multiple tasks seamlessly with excellent attention to detail 

 Expert level written and verbal communication skills in both English and Chinese

 Demonstrated proactive approaches to problem-solving with strong decision-making capability 

 Travel (less than 50%)
